Most of my buyers from the mainland are either military on PCS orders or folks finally chasing the island dream. Both deserve the honest version, not the brochure. So here it is — the real cost of landing on Oahu, and where I'd point you.
The cost reality
The median single-family home is around $1.17M; condos run closer to $520K. Yes, it's more than most of the mainland — but the gap is smaller than people think once you factor in no state-level surprises like high property tax. Honolulu's owner-occupant property tax is actually low (0.35% with a big home exemption). Where it gets you is everyday cost of living, so build that into your number, not just the mortgage.
Financing — VA is huge here
If you've got a VA loan, Oahu is one of the best places in the country to use it: $0 down, no PMI, and the conforming limit on Oahu runs north of $1.2M, so you can buy a real home without jumbo financing. Get fully pre-approved before you fall in love with anything — not pre-qualified, pre-approved. Not there yet? I'll connect you with my go-to lender and we'll get it sorted fast.
Where to actually land
- Families who want the dream: Kailua and Hawaii Kai — beaches, strong schools, suburban calm (you pay for it).
- Value + newer homes: Kapolei and Ewa Beach on the developing west side — more house for the money, longer commute to town.
- Urban, walkable, lock-and-go: Kakaako — new high-rises, restaurants downstairs, no yardwork.
- Central & commuter-friendly: Mililani and Pearl City / Aiea — family-friendly, central, solid value.
Don't pick a neighborhood off a map. The right one depends on your commute, your kids' schools, and whether you want sand or sidewalks. That's a 20-minute conversation that saves you a year of regret.
Buy the life you're moving here for — not just the square footage.
Moving across an ocean is stressful enough. Send me your timeline and your must-haves and I'll be your eyes on the ground. Let's talk.
